Unless you're paying with all cash, getting pre-qualified for a mortgage should be your first step when starting a home search. Our calculators on this page can help you get an idea of what you can afford.  However, for a more accurate determination based on your specific financial situation, (debt, income, credit score, etc.) you'll want to contact a qualified lender. Getting pre-qualified is a simple matter of a 10-minute phone call to a lender, or filling out a brief online form on the web site of a trusted lender. It's important to choose a lender that you can trust, either one that you have worked with in the past, or one that is recommended by someone else who has actually done business with them.  You don't want to find out at the closing table that the rates, fees and terms of your loan are not as promised. We have seen that multiple times with unscrupulous lenders, and it's heartbreaking.
